The homebuyer tax credit has come and gone for most, however there are still a few months remaining for members of the military and certain other Federal employees that have recently served overseas.

Eligible taxpayers must enter into a binding contract to buy a home no later than April 30, 2011.  The purchase close date must be no later than June 30, 2011.  Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for the homebuyer tax credit extension.  To qualify, these members had to have served outside of the United States on official extended duty for at least 90 days beginning January 1, 2009 and ending...

Organizing and setting up homes to show is a process.  Ten years ago that process began by looking up addresses and marking them on the correct “map book” page.  Thinking back to those days, I am so thankful I never wrecked my car while driving and balancing that huge map book in one hand trying to get to our next address!  Today’s process is much the same, however technology speeds up the steps a tad.  Here’s the step by step process I go through:

Metrolist recently provided the Metro Denver real estate market statistics comparing September 2010 to September 2009.  The number of closed sales in September 2010 was down 22.7% from 2009, while year to date closings are only down by 4.2%.  However, we did see positive numbers when comparing average price sold.  Average price sold in September 2009 was $274,433, while average price sold in September 2010 was $290,025 for a year over year increase of 5.7%.
