Metro Denver Real Estate Stats for September 2010

Metrolist recently provided the Metro Denver real estate market statistics comparing September 2010 to September 2009.  The number of closed sales in September 2010 was down 22.7% from 2009, while year to date closings are only down by 4.2%.  However, we did see positive numbers when comparing average price sold.  Average price sold in September 2009 was $274,433, while average price sold in September 2010 was $290,025 for a year over year increase of 5.7%.

Please keep in mind that the numbers stated above include ALL areas represented in the Denver MLS.  As Realtors like to say (myself included)…all real estate is local.  As much as that’s true from the national to state level, it’s also true of the different areas within the Denver Metro area.  For example, the Broomfield area saw a decrease of closed sales of 50.7% when comparing September 2009 to September 2010.  Their average price has also declined from $312,879 to $302,812. While Central Jefferson County saw the number of sales closed increase by 8.6% and the average price sold increased an impressive 11%!
