Past the Platitudes:
Prior to Listing Your Home:
- We will have a thorough walk-through of your home to discuss staging, positives and negatives for potential buyers, items that may need to be addressed prior to showings, areas we should showcase, how showings will work, etc.
- I will do a comprehensive market analysis of your home’s current market value, we will discuss your pricing expectations and we will also tour some of your “competitors” to determine the optimal list price of your home.
- After staging is complete, I will take 60 to 100 pictures of the inside and outside of your home, as well as any neighborhood features that may be of interest to potential buyers. I will take the best of those pictures to use in all marketing mediums.
- I will develop your home’s personal web site that will include dozens of pictures, map of the area, documents of the house and/or neighborhood, virtual tour and detailed descriptions of your home and neighborhood. Virtually anything that may be of interest to a buyer looking to buy your home.
- We will go over all listing paperwork, I will measure your rooms and take the utmost care in filling out all MLS information completely and correctly.
- Flyers for the inside and outside of your home will be created and a sign rider with your home’s web site will be ordered.
- ALL completed information and pictures will be finished and turned in to my office prior to making your home “active” on the market. There will be no delay in information or pictures on the Realtor restricted MLS or any public web sites that buyers are searching. My goal is to make the biggest “splash” possible once your home hits the market.
While Your Home Is On The Market:
- I will have the customary yard sign placed in your yard with a flyer box. In addition, you will have a sign rider that advertises your home’s personal web site, as well as a dedicated “text for more information” code. Individuals with standard cell phones will be texted information about your home. Those with blackberries, iPhones, etc. will be given a link so your whole web site can be viewed on their hand held device.
- The majority of home buyers are searching for homes online. The bulk of my advertising is dedicated to providing as much detailed and accurate information about your home to the various web sites buyers frequent. There are the 100s of IDX searches on individual Realtors’ web sites: Denver MLS controls the amount of information that is streamed to these sites. Therefore, I am meticulous when I enter your information and pictures into MLS.
- Your home will have an “enhanced” profile on the most popular real estate sites including; Zillow, Trulia, Craigslist and Realtor.com. I have the ability to add information and pictures to these web sites and I take full advantage of that. I also link back to your home’s personal web site and advertise upcoming Open Houses on these real estate web sites.
- One area that frustrates sellers is the lack of “feedback” they get from other Realtors after they show the home. While most Realtors don’t mind giving feedback, after showing 10 homes to a buyer and then getting an automatic feedback form with just an address, it’s hard to respond without more research to remember what that home looked like. I try and make it as convenient as possible on the agent that showed your home. I send a personal e-mail with a short description of your home, as well as several pictures within the body of the e-mail. My response rate is roughly 60 to 80%.
- I will keep in constant contact with you; forwarding you the feedback from other agents, scheduling Open Houses if you’d like, providing “hit reports” from the various web sites your home is advertised on, etc. I assure you, I don’t just “stick a sign in the yard” and disappear for weeks on end.
I am purposely not detailing what I do once we receive an offer on your home. Why? I don’t want to advertise my strategies and the process we will go through once we have an offer in hand. No reason to show your poker hand before you even get to the table!
